Rats are among the most destructive and health-threatening pests in Australian homes and businesses. They chew through electrical wiring, contaminate food, carry serious disease and breed fast enough to turn a small problem into a major infestation within weeks. Jim's licensed rat control technicians identify the species, eliminate the infestation and proof your property against return — backed by APVMA-compliant treatments, Jim's branded bait stations and a documented service certificate.

Australia has two primary pest rat species — and correctly identifying which one you're dealing with is the single most important factor in designing an effective treatment program. Their nesting habits, movement patterns and bait station placement requirements are fundamentally different. Treating a roof rat infestation with Norway rat methods — or vice versa — produces poor results and wastes time.
The Norway rat is the larger of the two species, typically weighing 300–500g with a heavy, blunt-nosed body and coarse brown-grey fur. Despite its name, it is found across all of Australia and is the dominant rat species in urban drainage systems, industrial areas and properties with subfloor access.
Norway rats are ground dwellers and burrowers. They rarely climb and prefer to nest at or below ground level — in subfloor cavities, garden burrows, beneath concrete slabs, along fence lines and inside compost bins. They are strong swimmers, frequently travelling via stormwater drains, and establish defined runways between their nest and food source — leaving distinctive greasy smear marks along walls and fences at ground level.
Norway rats are cautious around new objects but less so than roof rats. They respond well to baiting programs when stations are correctly positioned along established runways.
Key identification signs:
The roof rat is responsible for the vast majority of "scratching in the ceiling" complaints from Australian homeowners. Slimmer and more agile than the Norway rat, it is an exceptional climber — accessing roof voids via overhanging tree branches, climbing plants, power lines, and gaps in eaves or fascia boards as small as 12mm.
Roof rats have a pointed snout, large prominent ears and a tail longer than their body length. They prefer to nest in elevated locations — roof cavities, wall voids, ceiling insulation and the upper shelving of warehouses and storage areas. They are significantly more neophobic than Norway rats, meaning poorly placed or newly introduced bait stations will be avoided for days or weeks until the rat acclimatises to their presence.
This neophobia is why DIY roof rat control so frequently fails — bait is placed, ignored, and the homeowner concludes the bait doesn't work, when in reality placement and pre-baiting strategy is the issue.

RAT CONTROL SERVICES AUSTRALIA
At Jim’s Termite & Pest Control, we use a combination of proven, professional rat control methods to eliminate rats and prevent them from returning. Our services are customised to the size and severity of the infestation, whether you're dealing with a few rodents in your home or a widespread rat problem in a commercial property.

Rats are not simply a nuisance — they are a genuine public health hazard. In Australia, rats are known carriers and transmitters of several serious diseases:
Leptospirosis (Weil's Disease) — transmitted through rat urine contaminating water or soil. Can cause severe kidney and liver damage in humans and is potentially fatal if untreated.
Salmonellosis — spread through rat droppings contaminating food preparation surfaces, utensils and food storage areas. A particular risk in commercial kitchens and food handling environments.
Rat-bite fever — transmitted through bites or scratches from infected rats, or through contact with rat droppings. Requires immediate medical attention.
Hantavirus — transmitted through inhalation of dust contaminated with rat droppings, urine or saliva. Risk is elevated during cleaning of rat-infested areas without appropriate PPE.
Beyond direct disease transmission, rats carry fleas, mites and ticks into your property — each of which can then spread to pets and family members independently of the rat population itself.
For commercial operators in food service, hospitality or healthcare, a rat sighting or evidence of rat activity can trigger immediate regulatory action, temporary closure and significant reputational damage.
Rats gnaw continuously — not out of hunger, but because their incisor teeth grow throughout their lives and must be constantly worn down. This makes every material in your property a potential target:
The cost of repairing rat damage consistently exceeds the cost of professional rat control many times over. Early intervention is always the more economical choice.

Jim's licensed technicians follow a structured, species-specific treatment process designed to eliminate the infestation completely — not just reduce it temporarily.
Inspection & Species Confirmation
Your technician conducts a thorough inspection of the property — roof void, subfloor, perimeter and drainage — to confirm which rat species is present, locate active runways, nesting sites and harbourage areas, assess infestation severity and identify all entry points.
Species-Specific Treatment Plan
Treatment strategy differs significantly between Norway rats and roof rats. Bait station type, placement height, pre-baiting periods and entry point sealing priorities are all tailored to the confirmed species. A plan designed for one species applied to the other will underperform.
Jim's Branded Bait Station Deployment
All bait stations are Jim's branded, tamper-resistant and locked — clearly identifiable as Jim's equipment at all times. This eliminates any confusion with stations placed by other operators and ensures full accountability for every station on your property. Stations are positioned along confirmed active runways, not randomly placed.
APVMA-Compliant Baiting
All rodenticide products used are compliant with current APVMA regulations, including the March 2026 interim restrictions on second-generation anticoagulant rodenticides. Jim's licensed technicians retain access to commercial-grade formulations within the regulatory framework — more effective than products currently available to the general public.
Entry Point Sealing Recommendations
Your technician identifies all confirmed and potential rat entry points and provides specific recommendations for sealing — including roof line gaps, fascia damage, weep holes, pipe penetrations and subfloor vents.
Follow-Up, Station Removal & Documentation
The follow-up visit is included in your original service fee. At this appointment your technician assesses bait uptake, removes any deceased rats and — critically — removes all bait stations from the property once the infestation is confirmed as resolved, in line with APVMA requirements. You receive a formal certificate of treatment documenting all services performed, products used, bait station locations and the follow-up visit date, with your signed confirmation of attendance.
Inspection & Species Confirmation
Licensed & certified — every Jim's rat control technician is fully licensed under Australian pest management regulations and undertakes ongoing professional development.
Species expertise — correct identification of Norway rat vs roof rat before treatment begins, not after. This single factor separates effective rat control from repeated failed attempts.
Commercial-grade products — access to rodenticide formulations not available to the general public, applied within the APVMA regulatory framework.
Branded, accountable equipment — Jim's branded bait stations on every job. You always know exactly which stations are ours and who is responsible for them.
Guaranteed work — backed by Jim's national quality assurance and workmanship guarantee.
